Most Insurance companies and authorities having jurisdiction require that a minimum of an annual inspection be performed on the fire sprinkler systems to ensure that they are functioning properly. Per NFPA-25, (Inspection, testing, and maintenance of fire sprinkler systems) 1-4.1, the responsibility of properly maintaining a fire sprinkler system is the obligation of the owner of the property or depending upon the lease agreement the responsibility may be with the tenant of the property.
